Why is Rosedean House Surgery planning to change the building instead of moving premises?
It is important that Rosedean House Surgery remains central and local for the community it serves. The proposed expansion plan aims to provide vastly improved facilities that will enhance the current building for patients and staff, as well as linking to wider regeneration in the area, in collaboration with Liskeard Town Council and Liskeard Cattle Market Steering Group.
We’re pleased to be working with Cornwall Council and NHS Cornwall and the Isles of Scilly Integrated Care Board to continue developing the proposal and to have their support in keeping the practice in its current location.
What does the expansion plan involve?
To make sure Rosedean House Surgery can meet the future healthcare needs of the growing population, the expansion will include larger clinical spaces and premises. An improved, modern healthcare setting will complement the history of the building whilst also enabling the practice to expand the services it offers the local community and to improve patient access and flow.
Will the same clinical services be available as before?
Yes, the new premises will also enable the practice to work towards delivery of a broader range of other services to the benefit of patients. The range of services will include:
- Minor illness and urgent on the day service
- Minor surgery
- Women’s health
- Vaccination and childhood immunisation service
- Clinical Pharmacist supporting patient care
- New patient checks
- Wellbeing centre (cancer support, elderly care, weight management, learning disabilities, mental health support, referral to allied health professionals i.e., Diabetes Prevention Programme)
- Health check reviews and monitoring of long-term health conditions
- Dispensing services
What else will the practice be able to offer once the building work is complete?
Expanding the building enables Rosedean House Surgery to review preparations for the future and meeting the long-term goals of NHS England. These include addressing health inequalities, supporting an increasing elderly population and meeting the needs of those with one or more long-term health conditions.
Expansion is also needed as there is new housing and population growth in Liskeard and the surrounding area.
The new design also proposes better accessibility for patients and staff, including improved premises to expand services for preventative medicine, disabled access and facilities, updated digital systems to support patient care, enhanced car park access and improved access to green spaces, keyworker housing, community retail space, and more. This is our commitment to the future of healthcare in Liskeard – for both patients and staff.
Do the designs include sustainable and environmentally friendly features?
Yes. We have designed a safe and secure bicycle storage locker area on site, so people travelling by bicycle can have somewhere secure to store it when visiting the building. There will be green space as part of the development, and the designs have been carefully planned to meet BREEAM ‘excellent’ sustainability standards.
What might the outdoor space look like?
An aspiration for the project is to fully integrate with and enhance the wider Cattle Market redevelopment. Part of this through public realm improvement – specifically by the widening of public footpaths, and improving the hard landscaping and environment in and around Fairpark Road.
Where will Rosedean House Surgery go during the build and how will it affect me?
The Surgery will move temporarily to a nearby site, for as short a time as possible. There will be no interruption to the services you access as a patient at the Surgery during the building process – you’ll still be able to see the team at the Surgery as normal. All details will be available to patients once this site is confirmed.
What are the timelines for the build?
We’re at a very early stage of the process and will keep the Liskeard community updated with a more detailed timeline as we move through the planning stages. Subject to the necessary approvals the earliest anticipated start date on site is Summer 2023. The building period will last for about one year.
Who is working with Rosedean House Surgery on the expansion project?
OneMedical Property is the founding arm of OneMedical Group and is a long-standing specialist in designing, investing, managing, and developing healthcare properties. Since 2004, OneMedical Property has been building a better future for healthcare by creating innovative, patient-focused buildings and related premises solutions throughout the UK.
Who are OneMedical Property and OneMedical Group?
OneMedical Group is a family-owned organisation founded in Yorkshire. From its initial beginnings in healthcare property development, the team’s expertise broadened to delivering better healthcare and wellbeing in NHS Primary and Urgent Care Services in the UK and consultancy and technology services.
Are OneMedical Group based in the UK?
The Group is and will remain a UK-owned and operated organisation, who do not and have never banked overseas. There are no external shareholders, and their focus is on reinvesting in their local communities, including with the OMG Foundation, which is the charity arm of OneMedical Group.
They currently deliver NHS Urgent Care in Sheffield, Derby, Corby, Leeds and Bracknell, alongside NHS Primary Care at GP practices in Milton Keynes, Leeds, Aberdeen, Nuneaton and St Neots. The support centre is based at Bank Top Farm, near Leeds. They’re delivering property solutions and medical centres in South Yorkshire, the North West, London and the South East and the Midlands.
Will the practice continue to be run and managed by the Rosedean House Surgery team after the expansion is complete?
Yes. The Rosedean House Surgery team will continue to run the practice as before. The same GPs, Nurses and clinical and administrative teams at Rosedean House Surgery will manage the facility and provide NHS services following the move to the new building as tenants. OneMedical Property will fund the development and will be the new landlord once the building is complete. OneMedical Property will then lease the facility to Rosedean House Surgery as the main occupiers of the development over a long-term lease period. In addition, OneMedical Property will be looking after Rosedean House Surgery to continue providing new and improved services based on the development.
Will I need to re-register to be a patient at Rosedean House Surgery at any point during or after the construction?
No – if you are already registered as a patient with Rosedean House Surgery, you won’t need to register again.
Will the opening times of Rosedean House Surgery remain the same?
Yes, the opening times will remain the same for Rosedean House Surgery.
Will we continue to book GP appointments in the same way?
Yes – there are no changes to how patients can book appointments.
